On a pivotal threshold between the eastern edge of Melbourne’s CBD and the city’s cultural spine, the Lindrum Hotel site is steeped in history. Built as the Griffiths Bros. tea warehouse, it later became a renowned pool hall before its life as a boutique hotel, an evolution that mirrors the changing city around it.
Our Melbourne studio’s redevelopment, for Time and Place, honours this layered past while adding a contemporary commercial building above. The heritage building is retained and celebrated, with a new tower composed of a ground-level podium, an intermediate form and a slender upper element, scaled to the rhythm and grain of Flinders Street while giving the city a refined vertical presence.
The street level is a central focus. New entries on Flinders Street and Spark Lane improve access and movement, active frontages engage the public realm, and an end-of-trip facility with direct access from the street supports active transport.
With a respectful approach to heritage and a clear vision for the future, the redevelopment marks the next chapter for one of Melbourne’s most recognisable addresses. We thank our client, Time and Place, and our builder, Kapitol Group. See more of our architecture and adaptive reuse work.
