At Hunter Street in the Sydney CBD, fjcstudio designed two mixed-use towers above the new Sydney Metro West station for Sydney Metro: a 58-storey building above Hunter Street Station East, between O’Connell Street and Bligh Street, and a 51-storey building above Hunter Street Station West, on the corner of George and Hunter Streets. Both received concept planning approval in April 2024.

A station precinct for the city

Hunter Street is the city end of Sydney Metro West, which links Greater Parramatta with the CBD. The station is planned as a major interchange, with underground pedestrian connections to Barangaroo, Wynyard and Martin Place. The vision for the precinct is an activated place that prioritises pedestrians and connects into the CBD.

Towers above the station

Both towers combine commercial office space with retail and hospitality at the lower levels, integrated with public domain works and direct connections to the station. Retail, lobbies and station entries arranged around the street give the towers a public life at ground level.

Envelope before building

The planning proposal for the site was gazetted in November 2023, and the concept State Significant Development applications for the east and west towers were approved in April 2024. The concepts were approved while Sydney Metro was procuring a development partner, so the envelopes and design principles fix what matters to the city, such as height, setbacks, street edges and connections, while leaving room for detailed design.

Delivery

Sydney Metro has appointed Lendlease to deliver the station and the west tower, and Mirvac and Coombes Property Group to jointly deliver the east tower. Metro West services are scheduled to begin in 2032, with the towers to complete after the station opens.
